In essence, purchasing a token is like purchasing a small fraction of the property. A token may cost as little as $0.01, making entry into the real estate market accessible to everyone.

Once you own a token, you will receive monthly dividend payments from the net rental income and benefit from a rise

All of our properties are registered as DAOs before being tokenized. DAOs distribute management power to token holders through a blockchain voting system. This means that you and other token holders can propose property management decisions, and if they are approved by a certain quorum of token holders, PropShare will carry out your change. Reduced Risk

PropShare utilized the crowdfunding model to reduce the risk to investors. During the pre-investment phase, investors signify the amount of tokens they would like to purchase. Properties are only purchased and tokenized if enough investors display interest, ensuring tokens are only created for high-quality investments and reducing the risk of investing in low-quality investments.

How do we compare to other form of real estate investments?

Real Estate Investment Trusts (REITs)

REITs are large scale real estate portfolios that investors can purchase shares in, similar to stocks. However these portfolios are managed by a few individuals that operate the REIT, meaning you as the investor have no decision making power on what properties the REIT holds and how the REIT manages these properties. Whereas, with PropShare, the tokens represent individual properties, allowing you to personalize your portfolio. Furthermore, the blockchain voting system provides you with management power. Additionally, REITs often charge high management fees and transaction costs, ultimately leading to a lower investor payout.

Real Estate Crowdfunding Sites

Crowdfunding sites collect funds from multiple investors to invest in properties. The investors may receive a one time return on investment if the property is purchased, upgraded, and then sold, or recurring rent payouts. However, these sites charge very high minimum investments (anywhere from $5,000 - $25,000), often require the investor to be accredited (professionally certified), and have high transaction costs because they use direct cash transactions. Because PropShare uses blockchain tokens to ultimately provide equity to the investors, it eliminates high investments, gives investment access to everyone (not just accredited investors), and has negligible transaction costs because they are traded using crypto.

RealToken LLC

RealToken (RealT) LLC utilizes a different model to tokenize real estate. RealT first purchases a property, registers it as a Special Purpose Vehicle (SPV), and finally creates Ethereum tokens to the ERC-20 standard. However this model has its own limitations. Because RealT purchases properties before selling tokens, there is the risk that not all of the tokens sell due to a lack of investor interest. PropShare uses crowdfunding to ensure that only favorable properties are tokenized, guaranteeing that all of the tokens are tied to highly valued properties. Another limitation is the older token standard ERC-20 which has shown to have imperfections that result in the accidental burning of tokens (over 20 million dollars of ERC-20 tokens were lost in 2021). PropShare utilizes the ERC-777 standard which is an upgrade over RealT's standard and allows for more secure and complex transactions.
